Women Homebuyers in Maharashtra Now Free From a 15-Year Sale Lock-in Period

The Maharashtra government has introduced a new amendment to the earlier ruling, which had prevented women property buyers from selling their properties to male buyers for 15 years after availing of a 1% discount on stamp duty.

With the latest relaxation in place, women are no longer bound to adhere to this regulation and can now sell their properties to whomever they wish, with complete freedom and flexibility.

The Deputy Chief Minister announced a 1% concession on stamp duty for women on March 8, 2021, International Women’s Day. Unfortunately, the earlier-mentioned concession had a condition attached to it.

The condition stated that women who purchase property with this discount could not sell it to any male individual for 15 years from the date of purchase. If a woman fails to comply with this condition, she will be liable to pay a 1% stamp duty plus an additional penalty. However, this restriction has now been removed by the government.

Please be aware that the 1% discount applies exclusively to residential properties and does not encompass commercial or industrial properties. If women are planning to acquire immovable property, specifically residential property, either individually or with another female co-owner, they can avail of a 1% reduction in stamp duty.
